ARRIVAL AT THE PROPERTY
Should be after 1600 hours local time,you can arrange to drop off your luggage if required but we cannot allow entry to the villa before this unless you want to help us with cleaning up from the previous guests .
The property must be vacated by 1000 hours on the day of departure, if you delay departure you are only delaying someone elses arrival . Inventories are done upon arrivals and departures during these times The inventory of fixtures and an inventory of the furniture and the various equipment will be made at the beginning and the end of the stay by the Management Co. A sheet of inventory will be drawn up and signed. The tenant will have a 24 hours deadline to point out to the owner the noted anomalies. At the end of this period, the rented goods will be regarded as free from damage at the entry of the tenant.
LUGGAGE DROP-OFF POLICY
When dropping off luggage, the house is not available. This includes changing clothes/shoes, a "quick look", using the bathroom, snacks, watching TV, etc., as it will be completely disassembled for a thorough clean. We'll be working hard to turn it over as quickly as possible and appreciate your understanding so that we can continue to accept early luggage drop-offs.
BOOKING
The booking form must show the names and ages of all the persons staying at the villa. The person who signs the booking form confirms that he/she has the authority of all the other persons included on the form to make the booking and accepts the terms and conditions.The signing of the booking form confirms the acceptance of the terms and conditions set out below and shall be binding on the persons intending to occupy the property whether or not such persons have signed the booking form. The deposit should be 30% of the total amount. Once the owner has confirmed the booking, the signatory is responsible for the total price of the rental property as agreed. To confirm the reservation for your holiday the confirmation/booking form must be returned with 30% deposit within 14 days of the verbal/email booking The remaining balance must be paid 8 weeks prior to departure. If the full balance is not paid at this time, the owner reserves the right to cancel the booking and the reservation deposit will be forfeit. Bookings made within 8 weeks of the commencement date will require full payment with the booking form. Bookings cannot be accepted from parties of young people less than 21 years of age.
OCCUPANCY
Occupancy of the property is limited to the maximum indicated on the property description. The client agrees not to sublet or share the property except with persons nominated on the booking form (to a maximum of 9 persons), any over occupancy must be agreed with the owner prior to arrival. If there is over occupancy on arrival without the owners' consent then the owner reserves the right to request the extra person(s) to vacate the property and the owner shall not be responsible for any costs that may incur, nor pay any compensation due to this action.
No tents, caravans or camping cars can be accepted on the property.
The villa rental is based on self catering; however we can provide a welcoming starter pack if required for a fee depending on what is needed, please request this 2 weeks before departure .We do provide free of charge some basics such as tea,coffee,sugar,milk and some water
Please note bath towels are provided and should not be taken from the property for use elsewhere.
The villa is thoroughly cleaned prior to arrival of new guests. Bed linen is changed weekly. However, maid service is not available for the duration of your stay. If maid service is specifically requested then it will be chargeable locally. Also Upon departure, the tenant commits to returning the house in a reasonable state and as tidy as it was found upon arrival. Up to 5 hours cleaning is included in the rate. The villa should be broom-cleaned and everything should be returned to their original location. In the event that the villa is returned in a state that will require more than 5 hours cleaning, an amount of 40 euros will be charged for cleaning and deducted from the security deposit.
LIMITATION OF LIABILITY
The owners shall not be held responsible for any loss of enjoyment or extra expense incurred due to any delays or changes to any flights, travel arrangements or any other service that is beyond their control. They are not responsible for any claims that may be brought against them by any person occupying the villa or any damage to any such person or to his/her property as a result of circumstances beyond their control. The owners agree to do everything within their reasonable power to assist clients in the event of a problem but cannot be held liable for the actions or omissions of other persons or parties. Liability is not accepted by the owners for loss of main services, of failure of appliance, nor for the consequence of the actions or omissions of persons who may control the supply of mains services, nor any action taken within the vicinity of the property by any authority over which there is no control by the owners. The renter's car is also left on the property at his own risk.
CANCELLATIONS
In the event that you, the client, cancel your booking the deposit is non-refundable and if the cancellation is less than 8 weeks to departure you will forfeit 100% of the rental cost but If you cancel, I will return any money sent to me (minus bank charges) if I can find another renter for your dates. If I can find a renter for only a portion of the period you booked, I will return the same proportion of any money received."
I believe that a receipt from you for a payment received is all that an insurance company needs to repay a renter who has to cancel. You don't have to be a company for your receipt to be acceptable.
Guests are strongly advised to take out full travel; accident and medical cover insurance before leaving the UK. We recommend www.direct-travel.co.uk its good value and cover is good. Cancellations must be in writing from the person who signed the booking form.
SWIMMING POOL
If a client is unable to use the swimming pool in the villa during the summer months owing to repair or maintenance for a period in excess of 7 days a refund will be made of 5% of the weekly rental rate for each day that the pool is under such repair or maintenance. There will be no such refund if the swimming pool cannot be used for a period of 7 days or less. Please note, the pool is not heated. The owners do not accept liability for injury, howsoever caused, as a result of using the swimming pool. Clients are strongly requested not to bring glasses or bottles near the pool area; this is to prevent broken glass from accidentally falling into the pool,please use the plastic glasses provided if drinking around the pool. As the pool is cleaned before your stay any broken glass found in the pool during your stay will result in the pool having to be drained and made safe. If this is necessary the damage deposit will not be refunded as this will cover the cost of labour and water.
CLIENTS ARE SPECIFICALLY REQUESTED NOT TO ALLOW UNSUPERVISED CHILDREN TO USE THE SWIMMING POOL.
RENTERS RESPONIBILITY
The client agrees to pay for any breakages, losses or damage to the property and to take good care of the property and leave all equipment and utensils in a clean and tidy condition at the end of the holiday. If the villa is left in an excessively dirty condition, then a charge of £30 will be levied from the deposit for extra cleaning. In the event that anyone behaves in a way that the owner believes likely to cause danger, distress or annoyance to anyone else, the owner and representatives reserve the right to terminate your let immediately and forthwith shall not be responsible for any costs you may incur, nor pay any compensation, nor make any refunds due to this action. The client agrees to permit the owner or their management company access to the property at reasonable time during your stay.
The villa keys are the responsibility of the guest signing the booking form. If keys are lost and a replacement set is required for access, then a €50 call-out charge will be made for supplying and delivering a new set.
There is a secured safety deposit box in the villa. The combination will be e-mailed to you before your rental starts,for your own security do not leave the combination where others might see it.Also please ensure that the villa is secured,all windows closed and security shutters closed and villa alarmed when going out.
ELECTRICITY
This is included as part of your rental costs. The owner shall not be liable to the client:
- For any temporary defect or stoppage in the supply of public service (Electricity, Water etc) to the property, not in respect of any equipment, plant, machinery or appliance in the Property, garden or swimming pool.
- For any loss, damage or injury that is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the agents.
- For any loss, damage or inconvenience caused to or suffered by the Client if the Property shall be destroyed or substantially damaged before the start of the rental period and in such event, the agents shall within seven days of the notification to the Client, refund to the Client all sums previously paid in respect of the rental period.
DAMAGES
A damage deposit of 250GPB is required, refundable assuming no damage/ breakages . The client agrees to pay for any breakages, losses or damage to the property. The deposit will be returned via post after the property has been inspected and provided the property has been left in the same state as your arrival. We understand that items such as the odd piece of crockery or glass will get broken as part of daily living and we do not intend to charge for this type of mishap unless it is extensive. All we ask is that you are open and honest with the management Co and let them know of any breakages so that they can be replaced for the next visitors.
Please note however, that should there be any major breakages or damages to the property or objects within it then this will unfortunately have to be deducted from the security deposit, as per the terms of the rental agreement.
PETS
Pets of any kind are not allowed on the property.
SMOKING
For the safety and comfort of all our guests smoking is strictly not allowed in the villa, if this condition is abused then please note that the security deposit will be withheld. Ashtrays are provided in the outside pool area for smoking guests.
BUILDING WORK
Please be aware there may be some building work going on around the urbanisation Monday to Friday outside of August holidays.
